What is the process for getting pre-approved to buy a home?

It's very easy! First, apply online to provide information about your current living situation, income, assets, liabilities, and credit history. This takes about 10 minutes. Second, we verify the information you provide us by requesting you securel provide certain documents, and we cross-check the information based on the underwriting rules and guidelines required to get a loan. This step can take less than a day if you provide your documents timely. Then wala! Our team gets back to you with the good news and a copy of your pre-approval letter, so you can safely and comfortably start shopping for your new home.


Must I have 20 % down to buy a house?

No! This is a very common misconception. Many loan programs available require little to no money down, depending on property and buyer eligibility. We can help you identify which loan programs are available to you, and how much money (if any) would be required. If you are using a real estate agent, we work strategically with him or her to get the most out of your dollars in structuring your purchase to get you the lowest payment possible with the least amount of money out of pocket to close.


What is PMI? I've heard it is bad and should always be avoided ...

Private mortgage insurance, or PMI, is not a bad thing. It allows someone to get into a home with less than 20 % down. While it adds a little bit to one's total monthly payment, the amount added is much, much smaller than the dollars lost by waiting to buy because of housing price increases. The cost of waiting to buy real estate costs people, on average historically, around 4 % per year--far less than any PMI payment. Our loan experts can show you ways to minimize or even eliminate your PMI requirement with some smart structuring of your loan.
